The proposal is for 24 new homes on land at Cedar Cottage, Sandygate Lane. The development is designed as a high-quality, landscape-led extension to Lower Beeding that reflects the village’s semi-rural character.

The site is on the southern side of Sandygate Lane, on the western edge of Lower Beeding, next to existing housing including the Trinity Fields development.

The site is surrounded by residential development and lies next to the village settlement boundary. It offers an opportunity to provide new homes while carefully integrating with the existing village and landscape.

The development has the potential to deliver affordable homes, in line with local planning policy. The exact number and tenure would be confirmed as part of a future planning application but is intended to be policy compliant.

The design is inspired by traditional West Sussex village architecture, using materials such as red brick, tile hanging and pitched roofs. Variations in design will create a natural and attractive streetscape.

A new vehicular and pedestrian access will be provided from Sandygate Lane. Parking will meet local policy requirements, and highways specialists are advising on safe access and movement.

The layout has been designed to protect privacy through:

  • Appropriate separation distances
  • Homes set back from boundaries
  • Retention and enhancement of boundary planting

 

These measures help reduce overlooking and visual impact.

Most existing trees and hedgerows will be retained and enhanced, including those protected by Tree Preservation Orders. New planting will strengthen boundaries and support biodiversity.

Yes. The scheme includes landscaped open spaces, sustainable drainage features (SuDS), and ecological enhancements. All homes will meet modern space standards and accessible design requirements.
